In her recent article published last month in Forbes, Katina Stefanova sites 5 reasons why she feels the real estate market will continue its growth. What we find interesting is that 3 of the 5 reasons she sites involve foreign influences.
Foreign investment in US real estate is nothing new. However since the financial crash in 2009 the inflow of foreign capital has grown exponentially. From the initial rush of foreign bargain hunters snapping up residential properties and investors seeking EB-5 visas to the more recent investments in commercial properties, include landmark properties such as The Waldorf-Astoria and One Chase Manhattan Plaza in New York, foreign investments have played a key role in the U.S. real estate market’s recovery. In a recent national survey of Realtors, 28% indicated they have represented a foreign investor.
Factors including the strong dollar, a low interest rate environment and the flight of wealth from politically unstable regions will, in Ms. Stefanova opinion, continue to buoy the real estate market for the foreseeable future.
